Overview
SPAND™ (Sharing Profits, Acquisition, Negotiation, Development) is a relief initiative under Cleveland Dingle LLC™ that tackles tax delinquency by partnering with municipalities and property owners to revitalize blighted land and structures while resolving delinquent taxes. SPAND™ is not a lending institution — we are a real estate relief and development solution. 

WHY WE ARE THE HAND OUR ECONOMY NEEDS

HOW SPAND WORKS

We offer two options for property owners:

1. Retention of Ownership through Temporary Conveyance

“You keep the deed. We bring the funding, the fix-up, and the future.”

🏠 For property owners (land or buildings) who want to keep ownership — but can’t afford to develop, maintain, or pay taxes:
1. 📜 You Add Us to the Deed
You don’t transfer full ownership — you simply add Cleveland Dingle LLC™ as a co-owner. You keep your name on the deed.

2. 🏦 We Take the Loan — You Take No Risk
CDLLC takes out a development loan under our name — no debt touches your personal credit.

3. 💰 We Pay Off the Back Taxes
The tax bill is cleared. You avoid foreclosure. You stay in ownership.

4. 🔨 We Handle All Development or Repairs
Whether it’s a vacant lot, abandoned structure, or livable property — we do the full upgrade. You don’t lift a finger or spend a dime.

5. 📈 OWNER Refinances to Recoup Our Costs + 20%
Once development is complete, OWNER refinances based on the After-Repair Value (ARV). CDLLC get our investment back, and earn our 20%.

6. 🔁 CDLLC Name is removed from the Deed
Once we’re paid back, we remove CDLLC from the deed. You return to full ownership — now with a profitable, improved property in your hands and equity.

7. 🧾 Optional: Dingle Real Management™
If you don’t want to manage the upgraded property, we’ll handle tenants, maintenance, and operations through our in-house property management team.

We only proceed if the deal is financially sound:

Market or Assessed Value must exceed the tax debt

After-Repair Value (ARV) must support a profitable refinance

There must be room to recover investment + 20% return

2. Voluntary Conveyance of Ownership
The owner and SPAND™ mutually agree upon a fair market sale price for the property. The owner then formally conveys title to SPAND™ through a deed transfer.

SPAND™ assumes responsibility for all delinquent taxes and initiates a comprehensive revitalization of the property, converting it into an income-generating asset.

At the conclusion of a two-year holding period, SPAND™ refinances the property and remits the previously agreed-upon sale price to the original owner in full.

Alternatively, the seller may opt to receive monthly distributions equal to 2% of the agreed sale price over the two-year period, followed by a final lump-sum disbursement at the time of refinancing.

Community Integration & Job Creation
SPAND™ uses local businesses for tasks like cleaning, plumbing, electrical, landscaping, and real estate. We revive local commerce and create temporary employment for men and women in shelters. SPAND™ covers OSHA certification costs for qualified shelter residents and partners with nonprofit groups to achieve this goal.

The HEARTS & HOMES™ Initiative is the compassionate core of SPAND™, designed to restore more than just real estate — it restores dignity, discipline, and direction.

SPAND™-revitalized assets can be structured to allow banks to withdraw monthly payments directly from a designated business account. This proactive structure reduces delinquency risk and enhances confidence in repayment schedules.

Municipal Partnership Statement
SPAND™ serves as a discreet, purpose-driven partner to municipalities, operating quietly and efficiently to address urban blight, tax delinquency, and underutilized housing stock.

We are not seeking grants, publicity, or political involvement. Our efforts are fully funded. What we respectfully request is legal access and administrative clearance to proceed with the following:

Access and Authority:
Grant SPAND™ the legal right to access, manage, and revitalize properties suffering from prolonged vacancy, blight, or delinquent taxes — especially those neglected by conventional developers or investors.

Referral Integration:
Authorize the use of SPAND™ as an official city referral entity for distressed deed holders — either pre-delinquency or post-delinquency — in order to offer immediate, structured resolution without litigation or property loss.
